£157 mn Regeneration Project to Deliver Affordable Homes in Southall

Developed by Vistry Group, Sovereign Network, and Grainger, the Merrick Place project will create a total of 575 new homes, alongside vibrant business spaces 

Residents of Southall are set to benefit from a major £157 million regeneration project at Merrick Place, which will provide much-needed affordable housing in the area. The development, set to transform the site opposite Southall station, will include 42 homes available for rent at London Affordable Rent, designed to meet the needs of local people on lower incomes. 

Additionally, 132 homes will be available through shared ownership, a scheme that allows aspiring homeowners to buy a share of a property and rent the remaining share, making homeownership more accessible for those unable to afford the open market. 

Developed by Vistry Group, Sovereign Network, and Grainger, the Merrick Place project will create a total of 575 new homes, alongside vibrant business spaces. The development is expected to be completed by late 2026, providing a long-term solution to the housing crisis in the borough. 

At a recent topping out ceremony, Councillor Shital Manro, the council’s cabinet member for good growth and new homes, highlighted the significance of the project. “These new homes at Merrick Place will help address the chronic shortage of genuinely affordable housing in our borough, offering local families much-needed security, stability, and the foundation for a better quality of life,” he said. “This new housing in Southall will allow more residents to continue to call this borough their home.” 

Part of the council’s commitment to sustainable urban living, the development will be car-free, promoting eco-friendly transport options. Designed by Cartwright Pickard, it will feature four buildings with 26 bicycle parking spaces and two dedicated servicing bays. Communal gardens, public spaces, and a play area for young children will also be included, creating a well-connected, family-friendly environment. 

Situated within 100 metres of the Elizabeth line and just a short walk from the centre of Southall, the development promises to offer excellent transport links and access to local amenities, including some of London’s best parks, green spaces, and outstanding schools. 

In addition to new homes, the project will provide space for offices and businesses, supporting the council’s goal of creating well-paid, local jobs and boosting the borough’s economy. 

The Merrick Place development is part of the council’s broader strategy to meet the urgent demand for affordable housing in Southall and contribute to its target of providing thousands of genuinely affordable homes by 2026. The project has received grant funding from the Greater London Authority’s Homes for Londoners programme, further strengthening its impact on the community.
