Forest Road to gain 583 new homes at former Homebase site 

 Additionally, 355 homes will be acquired by London BTR Investments (LBTR) for a build-to-rent development under the Simple Life London brand 

Vistry Group, through its subsidiary Countryside Partnerships, has announced that it has entered into a contract to complete the construction of the highly anticipated Patchworks scheme on Forest Road, Walthamstow, at the site previously occupied by Homebase. The new agreement will see Vistry take over the residential-led development, which was initially underway by another housebuilder until 2023, and is now set for completion in 2028. 

The Patchworks development, set to become a vibrant new neighbourhood, will include a wide range of homes, community facilities, and green spaces, transforming the area into a dynamic and sustainable environment. In partnership with the local council, Vistry will deliver a project that not only meets the housing demands of the community but also reflects the rich heritage and culture of Walthamstow. The scheme promises to enhance the area with modern amenities, including new commercial spaces, co-working areas, and welcoming public gardens and play areas.

The development will bring a total of 583 new homes to the area. Of these, 228 will be affordable housing, delivered in collaboration with Newlon Housing Trust. This significant portion of affordable housing will offer crucial support to local residents in need of secure and affordable rental options. Additionally, 355 homes will be acquired by London BTR Investments (LBTR) for a build-to-rent development under the Simple Life London brand. This partnership aims to provide high-quality rental homes tailored to meet the needs of modern tenants. 

The Patchworks project will also focus on sustainability and environmental improvements. Plans include energy-efficient buildings and ecological enhancements along Forest Road, with over 130 trees to be planted, including 80 new trees, further contributing to a greener, more sustainable environment. Pedestrian routes will be redesigned to integrate seamlessly with the existing local infrastructure, improving connectivity and access for residents and visitors alike. 

Kevin Delve, Managing Director of Vistry East London, expressed pride in the project’s progress and its potential impact on the community. “We are proud to partner with LBTR and Newlon to bring Patchworks to fruition,” Delve said. “Building on our other successful projects in the borough, these much-needed homes will make a real difference to local housing needs. We are looking forward to completing the project and delivering the council’s housing vision at pace.” 

Local leaders also expressed their enthusiasm for the development and its potential to address housing shortages in the area. Cllr Ahsan Khan, Deputy Leader and Cabinet Member for Housing and Regeneration, highlighted the project’s commitment to providing affordable housing for those in greatest need. “I am very pleased to be working with Vistry to complete the new Patchworks development that will provide hundreds more much-needed new homes, with 156 available for low-cost rent to help those households in the greatest need,” Khan stated. “We are determined to make sure that local people have the opportunity to live in the borough close to their families, friends, and support networks. The development will be completed to a high standard alongside environmental upgrades that will make the area a nicer, more welcoming place for residents and visitors alike.” 

Stuart Churchward, representing London BTR Investments, also shared excitement about the project’s potential, noting that Walthamstow has become a sought-after property hotspot. “We’re delighted to be working with Vistry on this new neighbourhood,” Churchward said. “Walthamstow is a very attractive property hotspot, and we’re very pleased to contribute to this, offering renters brand new apartments, teamed with a professional rental experience through the Simple Life London brand.”

Newlon Housing Trust’s commitment to affordable housing was underscored by Louis Gavriel, Assistant Director of Business Development, who said, “We’re really pleased to be partnering with Vistry, LBTR, and the London Borough of Waltham Forest to deliver this much-needed affordable housing. The Patchworks development is a key step in addressing the housing needs of the local community.” 

With a focus on sustainable design, community integration, and affordable living, the Patchworks scheme is poised to become a landmark development that will benefit both current and future generations in Walthamstow. As the project moves forward, the collaboration between Vistry, LBTR, Newlon Housing Trust, and the local council promises to create a thriving new neighbourhood that aligns with the values and aspirations of the local community.
