The transformation of the Aylesbury Estate marked a major milestone this week as the latest phase of construction reached its highest point. Members of the local community joined representatives from Notting Hill Genesis, Southwark Council, the Greater London Authority and Hill Partnerships to witness the final concrete pour at the top of the newest residential block.
The event, which included a celebration and a tour of the hoardings featuring artwork by local residents, highlighted the strong community spirit and creative input shaping the estate’s renewal. The artwork was selected through a local competition and now adds colour and personality to the development site.
This latest stage of the project, known as FDS C, will include a mix of social rent, shared ownership, private sale, and market rent homes. It follows earlier successful phases of the regeneration, which have already delivered more than 700 new homes—85 per cent of which are at social rent—alongside a new library and a modern health centre.
Councillor Helen Dennis, Southwark’s cabinet member for new homes and sustainable development, welcomed the progress. “The Aylesbury Estate renewal has made huge progress over the last year,” she said. “Hundreds of new council homes have been delivered, along with vital new community facilities. I look forward to this next phase being completed and residents moving into their new homes.”
Matthew Cornwall-Jones, chief homes officer at Notting Hill Genesis, praised the collaboration behind the project. “We’ve been working on the regeneration of the Aylesbury Estate for over a decade,” he said. “It’s fantastic to mark this moment with the community and our partners. These new homes and shared spaces are being shaped with the needs of residents at their heart.”
Tom Copley, deputy mayor for housing and residential development, echoed those sentiments. “Backed by funding from the Mayor of London, Aylesbury Estate represents a bold vision for the future of housing in south London. It’s a brilliant example of how we’re creating a better and fairer London for all.”
The regeneration of Aylesbury Estate continues to progress, with the next phase—known as Phase 2b—currently in planning. This will provide around 640 more homes, with half designated as affordable. As the skyline rises, so too does the promise of a thriving, inclusive future for the residents of Aylesbury.
