Kentish Town’s Next Chapter: Camden Sets Out Plan 

Camden Council has adopted Regis Road Area Guidance marking a new future for Kentish Town. 

Camden Council has officially approved the Regis Road Area Guidance, a landmark decision that sets the framework for the transformation of Kentish Town in the years ahead. 

The adoption of this guidance marks a crucial step in shaping a vibrant, sustainable, and mixed-use neighbourhood, benefiting residents, businesses, and future generations. The document will now serve as a key reference for future planning applications and development projects within the area. 

Currently designated as low-density land, the Regis Road area presents a significant opportunity for more efficient land use, including the creation of much-needed housing. The newly adopted guidance envisions a forward-thinking, zero-carbon community that respects Kentish Town’s history while seamlessly integrating with surrounding residential neighbourhoods.

A Vision for Kentish Town 

Councillor Adam Harrison, Cabinet Member for Planning and a Sustainable Camden, welcomed the adoption of the guidance, emphasising its potential impact: 

“The adoption of the Regis Road Area Guidance is a big step for Kentish Town. It will help to deliver much-needed affordable housing, bring job opportunities to the doorsteps of our residents, and enhance local infrastructure and community spaces. 

“This isn’t just about buildings; it’s about building a better future for our community by ensuring that the area remains a sustainable, well-connected, and vibrant place to live and work. 

“The public consultation was vital in creating this guidance, and it will now be used to shape the future of Regis Road.” 

The plan prioritises a balance between business and employment hubs while delivering new homes and essential infrastructure improvements. Enhancing community spaces, expanding green areas, and creating pedestrian-friendly pathways are at the heart of this redevelopment effort.

Enhancing Connectivity and Opportunities 

The redevelopment will strengthen links between Kentish Town, Gospel Oak, and Dartmouth Park, ensuring better access to local services and amenities. Businesses will benefit from an upgraded and revitalised commercial district, fostering economic growth and new employment opportunities. 

The guidance was shaped by an extensive public consultation held in late 2024, which included an online engagement platform, physical exhibitions at Kentish Town Library, and drop-in events for residents to share their views. This collaborative approach ensured that the community’s voice was reflected in the final framework. 

The Role of Yoo Capital and Future Plans 

In 2023, Camden Council partnered with developer Yoo Capital to advance regeneration plans for the area, including the proposed Camden Film Quarter. This vision, developed with public input, features new education facilities in collaboration with the National Film and Television School and the London Screen Academy. The proposal also includes additional public green spaces, improved cycling and pedestrian routes, and upgraded infrastructure. 

Yoo Capital is expected to submit planning applications for the district later this year, further advancing the transformation of Regis Road. 

The newly adopted Regis Road Area Guidance incorporates relevant elements of Yoo Capital’s Masterplan Vision while providing additional detail for a future mixed-use neighbourhood. It also reflects recent changes since the adoption of the Kentish Town Planning Framework (KTPF) in July 2020, ensuring that the redevelopment aligns with the latest local and national planning policies.

Camden Council remains committed to maintaining Regis Road as a thriving centre for business and employment while addressing the borough’s housing needs. The Regis Road Area Guidance will play a crucial role in ensuring that future development aligns with the aspirations of the local community, delivering sustainable growth while preserving Kentish Town’s character. 

As the council moves forward with these ambitious plans, residents and businesses can look forward to a revitalised neighbourhood that blends tradition with innovation, making Kentish Town a more dynamic and inclusive place to live and work.
