Lambeth plans 300 new homes 

These homes will be part of an ambitious project that includes redeveloping the existing estate while improving living conditions for current and future residents. 

Lambeth Council is taking significant steps to address the borough’s pressing housing needs with plans to expand the Westbury Estate in Clapham, potentially adding up to 300 new affordable homes. Increasing Housing Opportunities on the Westbury Estate 

The new proposal seeks to bring additional affordable housing to the area, building upon the success of phase 1 of the project, which saw the completion of 64 new social rent homes in 2021. The council’s latest plans go further by incorporating two high-rise towers—Amesbury and Durrington Towers—into the redevelopment. Originally, regeneration efforts focused on upgrading the estate’s low-rise buildings, but after careful assessment, the council recognised the need to address the towers’ outdated infrastructure, high maintenance costs, and limited space.

Councillor Danny Adilypour, Deputy Leader of the Council and Member for Housing, Investment, and New Homes, emphasised the necessity of this development. “Lambeth has a pressing need for more new homes that our residents desperately need. That’s why we have increased our commitments to deliver more affordable new homes in the borough in our latest New Homes Programme,” he said. “At Westbury, we have the opportunity to significantly increase the number of new homes that can be built, while also ensuring that residents benefit from higher-quality living spaces, improved community facilities, and enhanced open spaces.” 

A Bold Vision for Affordable Housing 

The new regeneration plan reflects Lambeth’s broader strategy to tackle housing shortages and improve the quality of life for residents. By expanding the scope of the redevelopment to include the two high-rise towers, the council aims to maximise the number of affordable homes that can be delivered. The project will not only provide more homes for residents but also offer a renewed sense of community, with a focus on modern design, sustainable living, and accessibility. 

Following formal approval, the regeneration process will proceed with the next stage of procuring a development partner. The council began the procurement process in November 2024, and the selection of the development partner is expected to be completed later this year. Once a partner is selected, they will work closely with the local community to develop new plans and designs for the estate. Residents will have a chance to vote on these plans through a resident ballot, ensuring their voices are heard in shaping the future of their neighbourhood.

As the council progresses with the regeneration plans, the focus will be on creating a more vibrant, inclusive community. In addition to providing new homes, the redevelopment will include a range of improvements, from updated communal spaces to better access to local services and amenities.
