Landmark moment in construction of new homes 

The Peabody Group scheme, called North Gate Park, is set to deliver up to 995 homes overall, 60 percent of which will be affordable

In a landmark moment for the construction of new homes in Haringey, the Peabody Group’s North Gate Park development has reached a significant milestone. The project, which is set to deliver up to 995 homes overall, with 60 percent of them being affordable, is progressing steadily. This development is a testament to the collaborative efforts between Haringey Council, the Deputy Mayor of London for Housing, and the development partners, Peabody and The Hill Group. 

On a recent visit to the former St Ann’s hospital site, Haringey Council Leader Peray Ahmet, Deputy Leader Sarah Williams, and Deputy Mayor of London for Housing Tom Copley joined Peabody and The Hill Group to celebrate this achievement. Last year, the Cabinet agreed to the acquisition of 38 homes at the scheme, with the option to buy 116 additional properties. These properties range from one-bedroom flats to four-bedroom houses, subject to further approval by councillors. 

This thriving new neighbourhood will deliver hundreds of genuinely affordable homes, 154 of which will be owned by the council, alongside facilities that provide lasting benefits for the whole community. We are on track to deliver 3,000 new council homes by 2031, built to the very best environmental and design standards, with work already completed or started on more than 2,000.

The North Gate Park development is not just about building homes; it is about creating a sustainable and vibrant community. Tenants will benefit from a range of energy efficiency measures in their new homes, extensive urban greening, solar panels, and nearly 2,000 cycle spaces. The development also includes safe pedestrian and cycle routes, ensuring a healthy and environmentally friendly lifestyle for residents. 

The homes will be centered around an extended Peace Garden, with the redevelopment including new retail and affordable workspaces. This holistic approach to urban planning aims to create a thriving neighborhood that offers lasting benefits for the entire community. 

Sarah Williams, Deputy Leader and Cabinet Member for Housing and Planning, expressed her enthusiasm for the project, saying, “We are very happy to celebrate this milestone, which marks significant progress in the delivery of this important redevelopment project. This thriving new neighborhood will deliver hundreds of genuinely affordable homes, 154 of which will be owned by the council, alongside facilities that provide lasting benefits for the whole community.” 

She continued, “These high-quality, energy-efficient homes for local people are set in a landscape-led masterplan with hundreds of new trees and enhanced spaces. It’s been a fantastic opportunity to see the transformation of the site first hand. We are on track to deliver 3,000 new council homes by 2031, built to the very best environmental and design standards, with work already completed or started on more than 2,000.” 

The first phase of the North Gate Park development, currently under construction, will provide 240 homes, including 94 affordable ones, along with new green spaces and commercial premises. The first homes are expected to be completed this summer, with the final development expected to be finished by 2031. 

This project is a significant step forward in addressing the housing crisis in Haringey and London as a whole. The commitment to providing a substantial portion of affordable homes ensures that local residents have access to quality housing, while the inclusion of energy efficiency measures and green spaces reflects a dedication to sustainability and community well-being. 

The North Gate Park development is a shining example of what can be achieved through collaborative efforts and forward-thinking urban planning. As the project progresses, it promises to transform not just the physical landscape of Haringey but also the lives of its residents, offering them a brighter and more sustainable future.
