Little Gearies Welcomes New Residents

Redbridge has completed one of its largest housing developments, delivering 103 new affordable homes at Little Gearies

One of Redbridge’s most significant new housing developments, Little Gearies, has officially been completed, providing much-needed homes for families on the borough’s housing waiting list. The project is a major step towards Redbridge Council’s ambitious goal of delivering 600 new council homes by the end of 2025.

A ribbon-cutting and tree-planting ceremony marked the completion of 103 new council homes, attended by Council Leader Councillor Kam Rai, Housing and Homelessness Cabinet Member Councillor Saima Ahmed, representatives from Hills Contractors, and the residents who will soon move into their new homes. The development, which began construction in December 2022, was completed ahead of schedule in January, four months earlier than planned.

Little Gearies is Redbridge’s second-largest new housing development, following Loxford Lane. The project includes a mix of one-, two-, and three-bedroom flats, houses, and maisonettes, offering a variety of living spaces to meet the needs of different households. Beyond providing homes, the development has been designed to create a sustainable and eco-friendly community. Each property is equipped with air-source heat pumps and solar panels, reducing energy costs for residents while supporting the borough’s commitment to environmental sustainability.

Council Leader Kam Rai highlighted the significance of the milestone, stating: “It’s fantastic to see Little Gearies completed and ready for families to move in. These developments are more than just bricks and mortar—they offer security, stability, and a place for families to call home. Little Gearies is already becoming an established community, and I’m confident that the new residents will settle in quickly and feel at home in their surroundings.”

While celebrating this achievement, Councillor Rai also acknowledged the ongoing housing crisis, noting that Redbridge has 3,000 households living in temporary accommodation and 8,000 people on its council house waiting list. “The housing crisis is not easing, and while we are on track to deliver 600 new homes by 2025, demand still far outweighs supply. We will continue working with the government and our partners to explore every opportunity to provide more affordable housing for local people,” he added.
With Little Gearies now completed, Redbridge Council remains committed to tackling the housing crisis and ensuring that more families have access to secure, high-quality homes in the borough.
