West End goes walkabout in landmark overhaul

Traffic-free zones, green links, and 35,000 sq m of new public space unveiled in bold West End revamp

Westminster City Council and The Crown Estate have unveiled ambitious plans to transform some of central London’s most iconic streets—Regent Street, Haymarket and Piccadilly Circus—into greener, more accessible public spaces through the creation of traffic-free zones and expanded pedestrian areas.

A newly launched public engagement campaign invites Londoners and visitors to help shape a once-in-a-generation redevelopment that could see the south side of Piccadilly Circus and Regent Street St James’s become vehicle-free, adding more than 35,000 square metres of new or improved public space in the heart of the West End.

At the core of the draft masterplan is a reimagining of architect John Nash’s 200-year-old vision to connect St James’s Park and Regent’s Park through a continuous, walkable green route. The proposals aim to restore this historic ambition, while addressing modern-day challenges such as overcrowded pavements, limited resting areas, and the growing impact of climate change, including extreme heat and flooding.

With Regent Street alone drawing over 57,000 daily visitors, Westminster Council and The Crown Estate say the area’s long-term vibrancy is under threat if urgent action is not taken. The new proposals are designed to make the area more resilient, inclusive, and economically sustainable—supporting local businesses, welcoming visitors, and improving the quality of life for residents.

“This is a rare opportunity to reimagine the heart of the West End as a greener, more welcoming and accessible place,” said Councillor Geoff Barraclough, Cabinet Member for Planning & Economic Development at Westminster City Council. “By removing traffic from Regent Street St James’s and expanding pedestrian space at Piccadilly Circus, we’re creating a new network of public spaces that will serve Londoners for generations.”

He urged all stakeholders—residents, workers, and tourists alike—to participate in the public consultation and help shape the future of one of the world’s most famous urban centres.

Kristy Lansdown, Managing Director of Development at The Crown Estate, said the project represented a major step in adapting London for the future. “We now have a unique chance to work in partnership with Westminster City Council to revitalise the heart of the West End as a greener, more inclusive and accessible destination, ensuring London remains competitive on the world’s stage,” she said.

The consultation marks a significant milestone in the planning process, with final designs and funding mechanisms expected to be agreed by 2026. If approved, the project will deliver the most substantial overhaul of Regent Street, Haymarket and Piccadilly Circus in more than a century—bringing London’s West End in line with global efforts to modernise and green urban centres.
