Westminster Welcomes Back Kindred Studios 

The new enterprise space is part of a comprehensive regeneration project led by the council, which includes new truly affordable homes, a nursery, community space and a community café. 

Kindred Studios is set to make a highly anticipated return to North Paddington, having been chosen to manage the new purpose-built enterprise space at 300 Harrow Road. Previously based at the former Westminster College in Maida Vale, the creative hub is thrilled to re-establish itself in the borough, reaffirming its commitment to supporting the local artistic community. 

The new enterprise space is a cornerstone of a wider regeneration initiative led by the council, encompassing truly affordable homes, a nursery, community space, and a community café. Designed as part of the council’s Enterprise Space programme, the facility aims to serve as a hub for creative incubation, education, and outreach. This aligns with Westminster Council’s vision for North Paddington, which prioritises inclusivity, connectivity, and vibrancy within the local community. 

North Paddington has been designated as a Creative Enterprise Zone (CEZ), receiving a £170,000 grant from the Mayor of London to bolster the local creative and cultural economy. This funding is particularly crucial at a time when London’s creative sector has experienced significant losses in studio and workspace availability, including Kindred Studios’ previous site and the London Print Studio in North Paddington.

Westminster Council will now collaborate with Kindred Studios to oversee the fit-out process in the coming months, with an official opening anticipated later this year. Once completed, the 7,500-square-foot space will house approximately 30–36 affordable studios alongside co-working spaces for up to 100 local creatives and businesses. Kindred Studios is set to invite applications from artists and entrepreneurs interested in securing a space within the new facility. 

Cllr Geoff Barraclough, Cabinet Member for Planning and Economic Development, said: “Small businesses in the creative sector need space but often struggle to afford market rents in central London. That’s why we’re delighted to welcome Kindred Studios to manage our newly purpose-built low-cost workspace at 300 Harrow Road, located in our North Paddington Creative Enterprise Zone. 

“Kindred will run a continuous programme of networking, training, and events to transform the council’s newest enterprise space into a permanent, supportive environment for creative businesses. With our help, these small businesses will soon grow into larger enterprises, driving good growth and generating employment for local people.”

This space will benefit creatives, college students, and the wider public through a transformative arts programme designed to foster connection and engagement.” 

As Kindred Studios prepares for its grand reopening in North Paddington, it promises to bring new opportunities for local creatives and contribute to the borough’s ongoing cultural renaissance.
