Marlowe Road regeneration reaches next phase

The new shared ownership block comprises a diverse range of 47 one, two, and three-bedroom affordable homes

The Marlowe Road estate regeneration scheme in Walthamstow, the completion of 47 new shared ownership homes has been celebrated. This achievement is part of a collaborative effort between the council and Countryside Partnerships, a development partner within the Vistry Group.
The new shared ownership block comprises a diverse range of 47 affordable affordable homes, including one, two, and three-bedroom homes. Sales for these homes were launched last month and have seen promising progress, with over 40 per cent of the homes already under offer. These apartments are prioritised for residents with a local connection, including those living and working in the borough.

These homes represent the final phase of the estate’s regeneration, known as Feature17. This phase will deliver a total of 258 new homes, with 43 per cent designated as affordable housing. This includes 65 homes for social rent and 47 for shared ownership, alongside 146 homes for private sale. Designed by architects RMA and Stitch, the new development is located to the west of the completed areas of the existing estate. Construction began in March 2023 and is progressing well, despite challenges posed by current market conditions.

The next key milestones for the project include the handover of five four-bedroom homes for social rent, anticipated in June 2025, followed by 42 social rent homes expected in autumn 2025.

Councillor Ahsan Khan, Deputy Leader and Cabinet Member for Housing and Regeneration, expressed his enthusiasm for the progress made on the Marlowe Road estate. He said, “It’s fantastic to see the progress on the Marlowe Road estate. The new shared ownership homes look great, and I wish the new residents every happiness in their new homes.”
Since 2016, the council has been working with Countryside Partnerships to deliver the regeneration of the Marlowe Road estate. Over this period, 331 new homes have been built, including 145 affordable homes (98 for social rent and 47 for shared ownership) and 186 private homes.

The regeneration has also brought a range of new facilities for local residents, such as the brand-new Wood Street Library, a Co-op and Post Office, a public plaza in Wood Street, a children’s playground and multi-use games area, and the Marlowe Road Energy Centre and District Heating Network. Khan highlighted the council’s commitment to addressing the housing crisis, stating, “Our aim to ‘tackle the housing crisis head on’ is one of the pillars of our Mission Waltham Forest strategy. This regeneration will contribute significantly, as on completion, a total of 589 new homes will have been built, including 44 per cent affordable homes, prioritising local residents. Over the next 10 years, we plan to build over 3,000 new homes. This regeneration scheme is just one example of how we are delivering on this promise and is an example of the benefits for residents delivered by our developer partnerships.”
